We have bought and renovated many of these little gems ourselves so we understand the appeal…unlimited potential to make it awesome! Fixer uppers are some of our favourites, whether its a new kitchen and bathrooms, or a whole gut and redo.  These gems require a keen eye, detailed planning, and a tight hold on the budget reins to be successful.

INCOME SUITES

We LOVE income suites and fine tuning them to attract ideal tenants and income levels while keeping the budgets within reach. We truly understand that for every penny spent one must be earned by the suite; finding the balance is crucial. Get the most out of income producing properties by addressing untapped potential in ‘lost’ space, outdated finishes, and undesirable layouts.

AGING IN PLACE

We are living longer and more independently but our homes are not always built to accommodate the evolution of our needs as we age. To maintain quality of life, safety, health and independence we must take a closer look at the functionality of the home environment. Anytime is a good time to review and plan how your home will adapt in the years to come.

DIYers

You are ready to put in the work AND a little blood, sweat and tears but you need a little professional influence. Many feel that if your DIY you can’t get the support and expertise of a designer; we feel that is a shame. If you DIY, we are your designers.  Plans, concepts, drawings, and checkins.  We will be there as much (or as little) as you need.

DESIGN + RENOVATION SERVICES

Ideas

Design + Renovation starts with concepts, ideas, inspirations and what ifs. Some of these will stick, some will lead to more awesome ideas, and some will simply not make the cut.

Plans

A basket full of ideas combined with the building’s parameters and local building codes turn into a set of drawings for review, refinement and ultimately permits and construction.

Contents

Design plans are just lines and measurements until the contents are layered in. A detailed outline of specifications complete the design with materials, fixtures, finishes and appliances.

Completion

Pulling it all together and keeping tabs on everyone and everything, from choosing the final contents to ensuring the construction meets the design plan, is a big (but manageable) task.

Upcycling is fashionable in many aspects of life; we love to upcycle houses. We combine ‘good bones’ with today’s lifestyle, modern conveniences, some ‘small space’ planning, and a few nods to the past to breathe new life into every renovation project.
